Extension types that suit Essex homes

Generous plots across the district open up options that tighter London streets can’t match:

  • Large rear extensions with roof lanterns and bi-folds — the district’s detached homes suit substantial single-storey rear extensions opening onto big gardens. The 50%-of-curtilage rule rarely constrains on 100ft+ plots.
  • Double-storey extensions — adding bedrooms and bathrooms above a ground-floor extension. Note: two-storey extensions aren’t permitted development on designated land (conservation areas).
  • Orangeries and garden rooms — popular on period and detached properties where character matters.
  • Rear and wraparound extensions on 1930s semis — 3m as of right under permitted development, up to 6m via prior approval for semis; full open-plan ground floors via wraparounds.

We know the Epping Forest district

This is proper forest-fringe suburbia — 6,000 acres of Epping Forest on the doorstep, the Iron Age hillforts of Loughton Camp and Ambresbury Banks, Roding Valley Meadows nature reserve, Hainault Forest and Country Park, Chigwell Golf Course, and Theydon Bois village green with its duck pond and deer sanctuary.

We’re based in Walthamstow, an easy run into Essex — and we know the district’s planning quirks well, from Green Belt rules to brand-new conservation areas.

We cover Loughton (IG10), Buckhurst Hill (IG9), Chigwell and Grange Hill (IG7), Theydon Bois (CM16) and surrounding villages.

Planning permission in the Epping Forest district

Around 92% of the district is Metropolitan Green Belt — within your residential curtilage, permitted development rights still apply, but anything needing permission faces strict policy. Local Plan Policy DM4 resists extensions that would read as “significantly larger or different in character” than the original house. Conservation areas (including the brand-new St John’s area in Buckhurst Hill) remove two-storey permitted development rights, and listed buildings need full permission with heritage-sensitive design. We confirm the route at the free site visit.

How the size of your extension affects permitted development

The bigger the extension, the more likely you’ll need planning permission. The key limits for single-storey rear extensions:

  • Terraced and semi-detached homes: up to 3m deep without permission.
  • Detached homes: up to 4m deep without permission.
  • Larger extensions (up to 6m for terraces/semis, 8m for detached) are possible through a “prior approval” application — your neighbours are consulted, and it’s not available in conservation areas.
  • Height: no more than 4m high overall; within 2m of a boundary, eaves no higher than 3m.
  • Garden coverage: all extensions and outbuildings must not cover more than half your garden.
  • Side extensions: no wider than half the original house.
  • Two-storey rear extensions: maximum 3m deep and at least 7m from the rear boundary.

House Extensions in Essex — FAQs

Do I need planning permission for an extension?

Many extensions fall under permitted development, even in the Green Belt, provided they’re within your residential curtilage. Conservation areas and listed buildings are the main triggers for needing permission. We check and advise at the free site visit.

Does the Green Belt stop me extending?

Not for permitted-development extensions within your garden’s curtilage. It only bites if you need planning permission — then policy is strict, and the design must respect the original house’s character.

How much does a house extension cost?

It depends on size, specification and structural complexity. Call 07772017237 for a fixed quote after a free site visit.

How long does an extension take?

Most single-storey rear extensions take 8–12 weeks on site; larger double-storey projects run longer. We agree a programme up front.
