We’re based in Walthamstow, a short drive from Chingford — so this isn’t just another area we cover, it’s our patch. We build fully insulated garden rooms engineered for year-round use: warm in January, cool in July, with proper electrics, heating and lighting. Fixed price agreed up front, tidy site throughout, and a build measured in weeks not months.

Chingford’s homes are made for garden rooms
Chingford’s 1930s housing stock offers some of the best garden-room plots in North East London:
- 1930s semis and terraces — the defining Chingford house type, on roads like Hampton Road, Kings Road, Kimberley Road and Whitehall Road. Generous proportions with rear gardens commonly 30–55ft, some 50ft+ and south-facing. Ideal for garden rooms, including larger L-shaped designs.
- Victorian and Edwardian homes — leafy, village-like streets around Chingford Green and Old Church Road with characterful plots.
- Chingford Hatch and Friday Hill — interwar and post-war housing with practical family gardens.
- 1930s garden maisonettes — for example around Westward Road. Ground-floor homes with sole garden use can work, but you’ll need freeholder consent — we’ll advise honestly.
Local to Chingford, not just working in it
Our yard is in Walthamstow, up the A112 to Chingford in minutes. That matters: site visits happen fast, materials come from local suppliers, and if anything needs attention after the build, we’re nearby — not across London.
Chingford sits right on the edge of Epping Forest — Queen Elizabeth’s Hunting Lodge on Chingford Plain, the ancient oaks of Barn Hoppitt, Butler’s Retreat café, and the historic green with its 1844 church. Station Road has run trains to Liverpool Street for generations, and the Mount is the local shopping hub. It’s full of hybrid workers who need a proper home office. That’s exactly who our garden rooms are built for.
We cover the whole E4 postcode: Chingford Green, Chingford Hatch, Chingford Mount, Friday Hill, Highams Park borders and Station Road.

Planning permission in Waltham Forest
Most garden rooms in Chingford fall under permitted development — no planning application needed — provided they meet the size, height and boundary rules. There are exceptions: the Chingford Green conservation area (also an archaeological priority zone) and the Chingford Station Road conservation area restrict permitted development rights, so expect to need permission there.
Listed buildings — including the Grade II* Queen Elizabeth’s Hunting Lodge — remove outbuilding permitted development rights entirely for neighbouring curtilages, and properties backing onto Epping Forest land can face additional considerations. We check all of this during the free site visit and tell you straight where you stand before you commit to anything.

Garden rooms in Chingford — FAQs
Do I need planning permission for a garden room in Chingford?
Usually not — most garden rooms qualify as permitted development. You’ll likely need permission in the Chingford Green or Station Road conservation areas, near a listed building, or in a flat. We verify this for your specific property during the free site visit.
How much does a garden room cost in Chingford?
It depends on size and specification. Call 07772017237 for a fixed quote after a free site visit.
How long does the build take?
Most garden rooms are installed in 2–4 weeks once groundworks begin, with minimal disruption — no scaffolding swallowing the house, no months of dust.
My garden is 50ft+ — how big a garden room can I have?
Generous Chingford gardens open up real options: larger footprints, L-shaped designs, even combined office-gym builds. The 50% curtilage rule still applies, but with a 50ft garden you’re rarely constrained. We’ll design to your plot at the site visit.
