Working from the kitchen table? Gym membership gathering dust? A garden room gives Essex homeowners space they didn’t know they had — without moving house or losing the garden.

We’re based in Walthamstow, an easy run into Essex — and we know the Epping Forest district’s planning quirks well, from Green Belt rules to brand-new conservation areas. We build fully insulated garden rooms engineered for year-round use: warm in January, cool in July, with proper electrics, heating and lighting. Fixed price agreed up front, tidy site throughout, and a build measured in weeks not months.

Essex homes are made for garden rooms

The Epping Forest district’s Central-line suburbs combine period character with genuinely generous plots:

  • Loughton — Victorian and Edwardian housing with big 1930s expansion. Desirable roads like The Uplands and York Hill (“Little Cornwall”); period cottages and terraces near the town; Baldwin’s Hill conservation area.
  • Buckhurst Hill — Victorian semis and villas; Queens Road is the sought-after road with gardens of 100ft+. Late-Victorian Arts & Crafts on Westbury Road.
  • Chigwell — the luxury end: gated mansions on Manor Road backing onto the golf course with half-acre-plus plots; 1930s suburbia at Grange Hill.
  • Theydon Bois — village character with detached family homes; Piercing Hill (“the most sought-after road”) with gardens to 164ft; forest-edge plots on Coppice Row with 80ft gardens.

We know the Epping Forest district

This is proper forest-fringe suburbia — 6,000 acres of Epping Forest on the doorstep, the Iron Age hillforts of Loughton Camp and Ambresbury Banks, Roding Valley Meadows nature reserve, Hainault Forest and Country Park, Chigwell Golf Course, and Theydon Bois village green with its duck pond and deer sanctuary. Central line stations at Loughton, Buckhurst Hill, Chigwell, Grange Hill and Theydon Bois make the whole district a natural home for hybrid workers.

We cover Loughton (IG10), Buckhurst Hill (IG9), Chigwell and Grange Hill (IG7), Theydon Bois (CM16) and surrounding villages including Abridge, Stapleford Abbotts and Theydon Mount.

Planning permission in the Epping Forest district

Most garden rooms across the district fall under permitted development — no planning application needed — provided they meet the size, height and boundary rules. But there are important local caveats: around 92% of the district is Metropolitan Green Belt. Within your own residential garden, permitted development rights still apply — but anything needing permission faces strict Green Belt policy.

Conservation areas restrict permitted development rights — including Baldwin’s Hill in Loughton, Hill Hall at Theydon Mount, and the brand-new St John’s conservation area in Buckhurst Hill (designated May 2025). Listed buildings such as Chigwell School need full permission. Much of the district also sits near the Epping Forest Special Area of Conservation. We check conservation status, Green Belt, listed buildings, SAC proximity and your deeds during the free site visit and tell you straight where you stand.

Garden rooms in Essex — FAQs

Do I need planning permission for a garden room in Loughton, Buckhurst Hill or Chigwell?

Usually not — permitted development covers most garden rooms, even in the Green Belt, provided the room sits within your residential garden and meets the size rules. Conservation areas and listed buildings are the main triggers for needing permission. We verify all of this during the free site visit.

Does the Green Belt affect my garden room?

Within your own garden, permitted development rights apply as normal. The Green Belt only bites if you need planning permission for something beyond those rights — then policy is strict. We’ll confirm your position at the site visit.

How much does a garden room cost in Essex?

It depends on size and specification. Call 07772017237 for a fixed quote after a free site visit.

My garden is 100ft+ — how big a garden room can I have?

Generous forest-fringe plots open up real options: larger footprints, L-shaped designs, even combined office-gym builds. The 50% curtilage rule still applies, but with a 100ft garden you’re rarely constrained. We’ll design to your plot at the site visit.
