Loft conversion types for Essex roofs
Generous roof volumes across the district make for excellent conversions:
- Hip-to-gable + rear dormer on 1930s semis — the classic for hipped 1930s roofs across Loughton, Grange Hill and Buckhurst Hill, usually within the 50m³ semi-detached allowance.
- Rear dormers on Victorian/Edwardian homes — the workhorse conversion; mansards are possible on period properties but need full permission.
- Loft suites on detached homes — Chigwell and Theydon Bois roof volumes suit proper loft suites: bedroom, ensuite and dressing area, with air conditioning as an established local feature.
- Velux-only conversions — where ridge height allows; simplest and cheapest.

We know the Epping Forest district
This is proper forest-fringe suburbia — 6,000 acres of Epping Forest on the doorstep, the Iron Age hillforts of Loughton Camp and Ambresbury Banks, Roding Valley Meadows nature reserve, Hainault Forest and Country Park, Chigwell Golf Course, and Theydon Bois village green with its duck pond and deer sanctuary.
We’re based in Walthamstow, an easy run into Essex — and we know the district’s planning quirks well, from Green Belt rules to brand-new conservation areas.
We cover Loughton (IG10), Buckhurst Hill (IG9), Chigwell and Grange Hill (IG7), Theydon Bois (CM16) and surrounding villages.
Planning permission for lofts in the Epping Forest district
Lofts are normally permitted development within the volume allowances (50m³ detached/semi, 40m³ terraces) unless the property is in a conservation area or listed. Note the St John’s conservation area in Buckhurst Hill has a 2022 Article 4 removing permitted development for front roof works including dormers. The council also flags fire-escape and staircase design for three-storey conversions. Green Belt doesn’t directly constrain permitted-development loft volume. We verify everything at the free site visit.

Loft Conversions in Essex — FAQs
Do I need planning permission for a loft conversion?
Usually not within the volume allowances — but conservation areas (including the new St John’s area in Buckhurst Hill) and listed buildings change that. We verify your position at the free site visit.
How much does a loft conversion cost?
It depends on the conversion type, size and specification. Call 07772017237 for a fixed quote after a free site visit.
How long does a loft conversion take?
Most dormer conversions take 6–8 weeks on site. You stay living in the house throughout.
Can I add an ensuite in the loft?
Almost always — and on the district’s larger homes, loft suites with ensuites are the norm. We handle the plumbing, soil-pipe routing and ventilation as part of the build.
