Loft conversion types for local roofs
The right conversion depends on your roof shape. Here’s what suits the local stock:
- Rear dormers on Victorian/Edwardian terraces — the standard conversion. Note the local nuance: many terraces have rear outriggers, and the council’s guidance says dormers on the back addition may need permission, with L-shaped wraparound dormers “not normally granted”.
- Hip-to-gable + rear dormer on 1930s semis — the textbook conversion for hipped 1930s roofs, with a 50m³ permitted-development allowance for semis. New gable brickwork must match the original exactly.
- Velux-only conversions — cheapest and simplest where ridge height allows; no planning issues.
- Mansards — occasionally viable but the council considers them “not a typical roof profile in the borough”; terrace mansards are generally unacceptable unless done with neighbours. We’ll tell you straight what your roof can take.

Local to Leytonstone, not just working in it
Our yard is in Walthamstow, a short hop from Leytonstone High Road. That matters: site visits happen fast, materials come from local suppliers, and if anything needs attention after the build, we’re round the corner — not across London.
Leytonstone wears its heritage proudly — Alfred Hitchcock was born at 517 High Road, and his film mosaics line the tube station underpass. There’s the Green Man roundabout, St John’s churchyard with its vintage market, Langthorne Park, and Wanstead Flats on the doorstep.
We cover the whole E11 postcode: Leytonstone town centre, Upper Leytonstone, Bushwood, Cann Hall, Harrow Green and the Fillebrook area.
Planning permission for lofts in Waltham Forest
Rear dormers within the volume limits (40m³ terraces, 50m³ semis/detached) are often permitted development — but the council’s own guidance flags dormers, hip-to-gable changes and outrigger dormers as potentially needing permission. Conservation areas (Leytonstone, Browning Road, Chingford Green and others) demand permission for most roof alterations, and flats have no loft permitted development rights. Loft Conversions in Leytonstone — FAQs
Do I need planning permission for a loft conversion?
Often not for a straightforward rear dormer — but outrigger dormers, hip-to-gable work and anything in a conservation area may need it. We verify your position at the free site visit.
How much does a loft conversion cost?
It depends on the conversion type, size and specification. Call 07772017237 for a fixed quote after a free site visit.
How long does a loft conversion take?
Most dormer conversions take 6–8 weeks on site. You stay living in the house throughout.
My terrace has a rear outrigger — does that change things?
It can. Dormers on the back addition may need planning permission where a main-roof dormer wouldn’t, and L-shaped dormers wrapping the corner are rarely approved. We’ll assess your specific roof at the site visit.
